Lodge Policies

The Inn and all its wonderful amenities are reserved for registered guests only. This ensures the quiet, relaxing and secure nature of the environment for all of the other guests and us.

New Arrivals and Departure

  • Check-in is easy because we will have taken care of registration in advance. When you arrive at our home, it is just like visiting old friends. You will be warmly welcomed, receive a tour of the Inn, and be escorted to your room.
  • The inn is closed for cleaning until 4:00 pm. You may check-in between 4:00 - 6:00 pm. If you need to check in later, please let us know so we can make special arrangements.
  • To prepare your room for the next guests, check out is by 11 am. We thank you in advance for your cooperation.
  • Unless you are arriving by plane/train and will not have a car, we regret that we cannot accommodate early luggage drop-off / early check-ins without a $50 charge to make your accommodations priority of the day.
  • PARKING: There is on-street parking in front of the inn. Our section of the historic district begins the residential area and plentiful parking can usually be found easily.

Rates

Our rates are based on single or double occupancy and vary by day of the week. Weekend rates apply to Friday, Saturday, Sunday and Holidays and at times, single-night weekend/holiday stays are possible. Please inquire as to availability and room rate. A major credit card is required to secure your stay with us — you may pay with an alternate payment method at checkout. We accept cash and most major credit cards.

Breakfast

Full, hot, scrumptious breakfast at 9 a.m. every morning and 9:30 a.m. on Sundays and Holidays! Monday – Friday exception for business travelers with early appointments.

If you choose not to eat breakfast, or have an early departure without breakfast, we are sorry, but there is no refund / credit issued for not eating breakfast. With 24-hour notice, we will gladly put together a "breakfast-to-go bag" that will be ready for those who need to leave early.

Active Military, Police, Firefighters, First Responders Discounts

It is an honor to host our guests whose profession is to safeguard and preserve our way of life. Discounts are available year-round (10% for a 2-night stay Sunday – Thursday). All discounts must be requested at time of reservation and I.D. must be shown upon arrival. Discounts may not be combined.

Go Green

Ours is an environmentally conscious Inn. To that end, although fresh towels will always be available, we promote using towels more than once, which saves hundreds of pounds of detergent and thousands of gallons of water each year.

Please signify your willingness to use a towel again by re-hanging it in your bathroom. We use natural, biodegradable cleaners.

Cancellation Policy

We are a boutique B&B with a limited number of rooms. Due to our small size and the fact that we do not overbook like large hotels, cancellations and changes made to arrival and departure dates affect us dramatically. If you have any concerns about possibly having to cancel, we do recommend inexpensive trip insurance through Travel Guard or any of the other companies who offer it.

Effective June 1, 2011, full payment is due at the time the reservation is requested and confirmed.

If you are not able to keep your reservation, or your travel plans change, please call us at least 30 days prior to your arrival date for a cheerful refund of your deposit less a $89 cancellation or rescheduling fee (per room). Should you make your reservation within 30 days of your check-in date or cancel with less than 30 days notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If your balance has not been charged it will be at time of cancellation. This policy also applies to gift certificates.

Group reservations of 2 rooms or more, extended stays of 3 or more nights, holidays, special events (including conventions, graduations) and any reservations held 60 days or more, are non-refundable.

All reservations will be accepted and confirmed online. Guests are responsible for checking their email within 24 hours of requesting a reservation and if no confirmation is received, guests are responsible for contacting the inn. If there is a conflict or question about the reservation confirmation, guests are responsible for contacting the inn within 24 hours of receipt of said confirmation or confirmation will remain as stands.

Please request a reservation only if you are serious about your stay at the Park Avenue Mansion. Cancellations within 30 days of the reservation check-in date are not accepted, regardless of the reason. By submitting a reservation request, you not only agree to accept and abide by the policies of Park Avenue Mansion but are also creating a legal binding contract.

One Night Stay Policy

We reserve the right to upgrade you, our compliments. They are non-refundable if canceled and may not be rescheduled after the reservation is made. There is a $20 upcharge for one night stays on weekends as our rooms are priced for a two-night stay.

Group Reservations

Rental of 3 rooms or more requires a 50% deposit, which is non-refundable in any way and must be canceled at least 30 days before check-in date. Please remember that you are welcome to enjoy the public areas of our home, and, of course, your own room, but not our private areas or use other guestrooms and their amenities.

  • A 15% gratuity will automatically be added for group bookings of 4 rooms or more.

Children and Pets

We're sorry, but as much as we love them both, we cannot accommodate children or pets at the Park Avenue Mansion.

Guest Visitors & Photographers at the Inn

Guest rooms are intended for the use of the registered guests of that room only, and are not to be used as gathering places for other guests, family, friends, etc. There are a plethora of restaurants and bars we are happy to direct you to if you wish to socialize with a group of traveling friends who are staying elsewhere.

If you are a guest and getting married but not having your wedding here, and wish to use a photographer, it is $250 to photograph inside the grounds or mansion. Restrictions apply. Ask your innkeeper.

Smoking, Candles, Incense and Rose Petals

Due to St. Louis smoking laws, smoking is not permitted anywhere inside the inn. It is allowed in our courtyard only. Due to fire safety reasons, we cannot allow the burning of candles or incense in our guest rooms. Unfortunately, colored Rose petals cannot be scattered in our guest rooms because they stain the carpet and linens. If any signs of use of these items within the guest rooms are detected, a minimum fee of $300 will be charged to the credit card on file.

Our Home and Our Inn

This is our home as well as our inn and business and we reserve the right to refuse service to anyone. We are not responsible for accidents or injury, damages to personal property or vehicles or for the loss of money or valuables of any kind left behind in your room.

You are guests in our home. We ask that you please respect our Inn and our family belongings in it. If necessary, and at the sole discretion of the owners of the Inn, the replacement value of spoiled linen and repair of damaged property will be debited to guests, even if such should be discovered after the guests have checked out. The charges will be determined by the inn and are non-negotiable. Stained washcloths or towels from face or eye make-up will result in a minimum $25 damage charge to your credit card on file without notice.

  • Please note that there are dark washcloths or wipes specifically for make-up removal.

Use of Gift Cards / Discounts / Coupons / Gift Certificates

We appreciate those of you who have purchased our Gift Certificates and look forward to taking care of your family and friends! Please note that other gift certificate and gift cards such as Bed and Breakfast.com accepted only at full rates, no specials or mid-week rate discount. You must stay TWO nights. We do not accept these on weekends or during any holiday or special event periods and the rooms are at full rate. Gift Certificates, etc. must be mentioned at time of reservation or will not be applied.

Forgotten Items

Forgotten items left behind at the inn can be sent to you via mail at your request. The cost of shipping plus a $15 handling and packaging fee will be charged. In addition, we ask that you accept or deny insurance of the forgotten item in writing.

Your payment and personal information has been secured with our Secure Sockets Layer (SSL) software which is the industry standard. Credit Card and all personal information is encrypted and cannot be read on the internet.
